What is IDX?
Internet Data Exchange ("IDX"), sometimes referred to as "Broker Reciprocity", is the next stage in the evolution of MLS as the primary means of enhancing cooperation between REALTORS to facilitate the purchase and sale of real property. IDX gives MLS Participants the tool they need to display each others' listings on their Internet web sites. Under IDX brokers exchange consent to display each others listings on the Internet.

Why should I participate in IDX?
IDX allows you to market your listings on possibly hundreds of web sites. Having more listings to look at will drive more visitors to your web site empowering you to better serve the "Internet Savvy" real estate consumer.

Can I participate in IDX even if I don’t have a web site?
Yes. You don’t need a website to take advantage of IDX. Participation in IDX will give your listing more exposure. However, having your own web site will make IDX work even better for you.

Who instituted the IDX concept?
At the May 22, 2000, NAR Board of Directors Meeting in Washington D.C., a statement regarding Multiple Listing Policy was issued stating that:

“Associations and their Multiple Listing Services are encouraged to immediately, and must, by January 1, 2002, enable MLS Participants to display on Participants’ public web sites, aggregated MLS active listing information through, at Participant’s option, either downloading and placing the data on Participants’ public web sites or by framing such information on the MLS or association public access web site (if such site is available) subject to the requirements of state law and regulation.”

What does our MLS have to do to be compliant with the NAR mandate?

Who dictates IDX policies and rules?
The governing Association of Realtors for a specific area determines the policies and rules that must be followed by both it's members and IDX vendors.

What is MLS4You.net?
MLS4You.net

What do I need to do to get all my MLS's listings on my website?

Can I integrate IDX with my existing web site?
Yes! With MLS4You.net it's never been easier to add the latest IDX technology to your existing site. MLS4You.net technicians will work with you and/or your website developer to implement MLS4You.net on your existing website.

Can Agents have IDX websites?
Yes, if your local MLS allows it we have a MLS4You.net package specially designed for agents.

Must the listing firm be identified when I display other participant’s listings on my web site?
That depends on your MLS's IDX rules. You can rest assured that MLS4You.net will only provide listings to your site within the current IDX rules of your MLS.

Can I modify listing information from my web site?
No, you can't modify your listings' information from your IDX web site, but if any changes are required of a listing, simply make the necessary changes in your MLS system and your MLS4You.net site will be updated automatically the following day.

Will this allow larger Brokers to have more successful web sites?
No, this levels the playing field for both large and small IDX participants.

Will consumers call the listing Brokerage on listings belonging to them.
Most likely they will call or email the owner of the web site they are using.

Will this effect my listings going to national aggregator sites such as realtor.com?
No. Your MLS4You.net site is an additional place online that your listings will appear.
